Hard Money Lenders by State and City

Our lending partners finance investment property in most of the country. Find the guide for your state or city, and check the states where loans are limited or not available.

Why the state matters to a hard money loan

The loan terms come from the lender, but the state decides a lot of what the deal really costs: how a rental is taxed, how long a foreclosure buyer can be unwound by a redemption right, what a transfer costs, and what a landlord has to register or inspect before a tenant moves in.

Each guide below was written for its own state or city. None of them implies an office there: Dominion Hard Money works with investors nationwide, and the lending partner underwrites the property wherever it is.

State and city guides

Your state is not listed? Most other states are still covered. Ask or send the deal with the property address.

Where loans are limited or not available

Not currently available: Nevada, Utah, South Dakota and Vermont. If your property is in one of these states, contact us; a referral arrangement may be possible.

Additional licensing requirements: loans in California, Oregon, Idaho, Arizona, North Dakota, Minnesota, New York, New Jersey and North Carolina are subject to additional licensing requirements. Ask before you send a deal in one of these states.

State availability can change. The lending partner confirms eligibility for every property during underwriting.

Ready when your next deal is

Tell us about the property and the plan. The lending partner's team reviews it and comes back on whether it fits.

Questions about state coverage

Can I get a hard money loan in any state?

Not quite. Our lending partners lend in most states, but loans are not currently available in Nevada, Utah, South Dakota or Vermont, and nine more states carry additional licensing requirements.

Does Dominion Hard Money have an office in my city?

No. Dominion Hard Money is based in East Texas and works with investors nationwide. The state and city guides explain local costs and rules; they do not mean there is a local office.

Do the loan terms change from state to state?

The lending partner's programs are the same, but the deal's numbers change: property tax on a rental, transfer taxes, insurance and foreclosure timelines all vary by state and affect how much the deal can carry.

My state has no guide. Can I still send a deal?

Yes, unless it is one of the unavailable states. Send the property address with the deal and the lending partner confirms eligibility.

Dominion Hard Money does not lend its own funds; it arranges financing through third-party lending partners. All financing is arranged for business purposes only and secured by non-owner-occupied investment property. Not a commitment to lend. All loans subject to underwriting, property review, and approval by the lender. Terms vary by property, borrower experience, and exit strategy.
