Which form to use
If you have a property and numbers, the deal inquiry form is faster: it puts the deal in front of our lending partner's team in the shape they need.
For everything else, how the programs work, whether your state is covered, what a deal needs to qualify, a referral or partnership, use the form below.

Have a deal on the table?
Send the address, the numbers and your exit. Our lending partner's team reviews it and tells you whether it fits and on what terms. The lender makes every credit decision.

Good to know before you ask
- We are not the lender. Dominion Hard Money does not lend its own funds; it arranges financing through third-party lending partners, who make every credit decision.
- Investment property only. No loans on a home you will live in.
- Most answers are already written down. See the FAQ, rates and requirements guides.

Have the numbers ready?
A deal with the property, the price, the budget and the exit goes straight to review through the deal inquiry form.
Before you write
How do I check whether my state is covered?
Start with the states page. If your state is not listed there, ask through the form and include the city and property type.
Can I call instead of using the form?
The quickest route is the form, because it gives us the details we need to answer properly. Include a phone number if you would like a call back.
I already sent a deal. How do I follow up?
Choose "Follow up on an existing inquiry" in the form and include the property address, so the message can be matched to your deal.
Do you work with real estate agents and wholesalers?
Choose "Partnership or referral opportunity" and tell us how you work. The borrower still has to meet the lending partner's requirements.
Dominion Hard Money does not lend its own funds; it arranges financing through third-party lending partners. All financing is arranged for business purposes only and secured by non-owner-occupied investment property. Not a commitment to lend. All loans subject to underwriting, property review, and approval by the lender. Terms vary by property, borrower experience, and exit strategy.
